Projections, not guarantees

Every number BrickROI produces is a projection based on the inputs you provide and on reference data. Cap rates, cash flow, DSCR, CMHC paths, and verdicts are estimates of how a deal could perform, not promises of how it will. Real estate carries real risk. Rents move, rates move, vacancies happen, and repairs cost more than planned. Your results may differ from any projection, and past market behaviour does not predict future returns.

Where the data comes from, and its limits

BrickROI's reference data comes from sources that include Houski, CMHC, and municipal governments. Each has limits you should know about:

  • Houski property data and comps are estimates built from public and modelled data. They can be out of date or wrong for a specific property. Confirm key figures, like taxes and rents, against the listing and your own checks.
  • CMHC rules and MLI Select criteria change. We track them, but a rule can shift before our update lands. Confirm current criteria with CMHC or your broker before relying on an insured-financing path.
  • Municipal mill rates are updated periodically and may lag a city's newest rate. Confirm with the municipality for an offer-stage decision.
  • Provincial rent caps and guidelines change yearly and carry exceptions our automation may not capture for your exact unit.

AI explanations

The Deal Mentor explains deals in plain English using AI. The deal math itself is computed by deterministic code that we test against a CPA-audited spreadsheet, but AI-written explanations can still contain mistakes. Treat the Mentor as a knowledgeable second opinion, not a licensed advisor.

Lender documents

The reports BrickROI generates are analysis documents. A lender, broker, or insurer makes its own decision on its own criteria. A strong BrickROI report does not guarantee financing approval.

Your responsibility

You make the investment decision and you carry its outcomes. Do your own due diligence: inspect the property, verify the numbers, and take professional advice suited to your situation before you make an offer.
