These terms govern your use of BrickROI, the website at brickroi.io, and the app at app.brickroi.io. By creating an account or using the app, you agree to them. If you do not agree, do not use BrickROI.

1. What BrickROI is

BrickROI is a real estate analysis tool for Canadian investors. It runs deal math, market context, and risk flags on properties you choose to analyze, and produces reports you can share with your lender. BrickROI supports your analysis. It does not make investment decisions for you, and it is not financial, tax, legal, or investment advice. See our Disclaimer.

2. Your account

You need an account to use the app. Keep your login details private. You are responsible for activity under your account. You must be at least 18 and able to enter a contract. Give us accurate account information and keep it current.

3. The 7-day free trial

New accounts start with a 7-day trial with full Pro access. No credit card is required. Here is exactly how it works:

  • Day 0. Start free with full Pro access. No card.
  • During your trial. We email you helpful tips and reminders, including a heads-up before it ends.
  • Day 7. Your trial ends and your account locks. To keep using BrickROI, choose Foundation or Pro. You are never charged automatically. Nothing bills until you pick a plan.

Because no card is on file, there is nothing to cancel and nothing is charged automatically. If you do not choose a plan, your account is locked when the trial ends, and your trial data is preserved and restored the moment you subscribe.

4. Plans, billing, and renewal

BrickROI has two plans, priced in Canadian dollars. GST/HST is added where it applies.

  • Foundation: $27 per month, or $270 per year.
  • Pro: $97 per month, or $970 per year.

Annual plans give you two months free compared to paying monthly. Subscriptions renew automatically at the end of each billing period, monthly or yearly, until you cancel. Payments are processed by Stripe. We do not store your full card number. If a payment fails, we retry and email you. If it keeps failing, we may pause or downgrade your account.

If we change a price, we will email you at least 30 days before the new price takes effect. The new price applies from your next renewal.

5. Cancelling and downgrading

You can cancel any time from your account settings, in one click, with no phone call. When you cancel, your plan stays active until the end of the period you already paid for, and it does not renew.

If you downgrade from Pro to Foundation, deals over the Foundation limit are archived, not deleted. You can still see archived deals, and they become fully active again if you upgrade. We archive rather than delete so you never lose your work.

6. Refunds

If BrickROI is not working for you, email hello@brickroi.io within 15 days of your first subscription payment and we will refund that initial payment in full. No other payments are refundable. You can cancel your subscription at any time with no further obligation; your plan simply runs to the end of the period you paid for and does not renew.

7. Acceptable use

Use BrickROI for your own real estate analysis. Do not:

  • Share one account across a team or resell access.
  • Scrape, copy, or bulk-export our data sets, reports, or reference data for redistribution.
  • Use the app to break the law, or probe, overload, or interfere with the service.
  • Reverse engineer the app or use it to build a competing data set.

Pro includes soft caps disclosed here: up to 500 active deals and up to 200 Deal Mentor sessions per month. These caps exist to keep the service fast for everyone. If you hit them in normal use, contact us and we will work it out.

8. Your data and content

Your deals are yours. The addresses, numbers, notes, and scenarios you enter belong to you, and so do the reports BrickROI generates from them. You can export your deals at any time. We use your data to run the service as described in our Privacy Policy, including sending deal inputs to our AI providers to generate analysis.

The BrickROI software, brand, reference data, and report formats belong to us. Your subscription gives you a licence to use them, not ownership of them.

9. AI features

The Deal Mentor and Investment Analysis features use AI models from Anthropic and Google. Deal math is computed by deterministic code, not by the AI. AI-generated explanations can still contain errors. Review the numbers and the reasoning before you act on them.

10. Service changes and availability

We work to keep BrickROI available and accurate, but we do not promise uninterrupted service. We may add, change, or retire features. If we make a change that materially reduces what your plan includes, we will tell you by email before it happens.

11. Limitation of liability

BrickROI provides analysis tools, not guarantees of investment results. To the fullest extent the law allows, BrickROI and its team are not liable for investment losses, lost profits, or indirect damages arising from use of the service. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim. Nothing in these terms limits liability that cannot be limited under Canadian law, and nothing removes the consumer rights you hold under the consumer protection laws of your province.

12. Ending an account

We may suspend or close an account that breaks these terms, after notice where the law requires it. You may close your account at any time. On closure, we delete or anonymize your personal data on the schedule set out in the Privacy Policy.

13. Governing law

These terms are governed by the laws of the Province of Alberta and the federal laws of Canada that apply in Alberta. Disputes will be handled in the courts of Alberta.

14. Changes to these terms

If we change these terms in a way that matters, we will email account holders and post the new version here with a new "Last updated" date. Continued use after the date means you accept the change.
